Basement Finishing in Cumming and Forsyth County, GA

The lower levels here are the newest we work on, which makes them the cleanest basement projects on our list — and the jurisdiction question is the one that actually needs answering first.

Ninety-seven percent of these addresses permit through the county

Cumming is the only incorporated city in Forsyth County, and it holds about three percent of the county's housing units. So when somebody says they are finishing a basement in Cumming, the overwhelmingly likely truth is that the address is in unincorporated Forsyth County and permits through the county's Department of Building and Licensing rather than through the city's Planning and Zoning department. Two different offices, two different processes, and the mailing address will not tell you which — the county itself notes that most Forsyth residents have a mailing address naming a city in another county. The construction side is the easiest on our whole list. Forsyth's housing is 6.8% pre-1980 with 2000 to 2009 as its dominant decade, so a basement here is typically fifteen to twenty-five years old, dry, and roughed in by a builder who expected somebody to finish it. There is no lead question, no knob-and-tube, and very little archaeology. What there is, is a ceiling full of the ductwork of a fast-construction era, and a water check that we run anyway because we run it everywhere.

The same caveat everywhere: water first, and we mean first

Every basement project we take, in every town, starts with grading, downspouts and the wall itself before anything is framed. Most of what looks like a foundation problem is a drainage problem and is inexpensive; some of it is not. Either way you will know which one you have before you sign a construction agreement, and if there is an unresolved water problem we will not frame over it. A beautiful finished basement above one is a very expensive way to store a dehumidifier.
