Primary Bath Remodeling in Alpharetta, GA

A primary bath is the room where the difference between good design and adequate design is most obvious and least forgivable, because you are in it twice a day at close range. Layout first, then drainage and structure, then the surfaces everyone wants to talk about first.

A primary bath with a freestanding tub under a window and a plaster niche behind it.

What a project like this includes

  • Measured drawings with the fixture plan set before any tile is chosen
  • Drainage and vent routing worked out against the floor structure below, not assumed
  • Waterproofing to a written assembly, inspected before tile goes down
  • Shower pan, curbless or curbed, with the slope built into the structure where it belongs
  • Cabinetry, counters, glass, lighting and ventilation coordinated as one package
  • Electrical brought current for the room, including dedicated circuits where required
  • Permit drawings and the permit, filed with your jurisdiction
  • Final clean and the five-year workmanship warranty

What it usually does not

  • Moving a bath to a location with no realistic drain path — we will say so at Discovery
  • Steam and specialty systems above the allowance in your proposal
  • Furniture, art, and styling
  • Structural repair discovered behind a wall, which is priced and signed as a change order first

Anything on this list can be brought into scope. It is here because it is not automatically in it, and knowing that now is worth more than finding out in month three.

Design goes under a signed agreement with a defined fee and scope.

    Design & Selections

Drawings, structural review, and every selection locked before construction.

  4. 4

    Fixed-Price ProposalPayment

One fixed price, from the trades who will build it, with the scope attached.

  5. 5

    Construction

One production manager, one project manager, weekly written updates.

  6. 6

Punch list closed, warranty handed over, and we come back at eleven months.

The whole process, in detail

What this usually involves

We publish four investment ranges and our minimum of $60,000, along with what each range typically includes and who we are honestly not the right firm for. Your own number comes from the Fixed-Price Proposal in phase four, once the drawings exist.

Questions about primary baths

  • How long does a primary bath take?

Design is typically six to ten weeks. Construction runs about eight to twelve weeks for a primary suite bath, longer if the room is moving or growing. Tile and glass are the two lead times that set the end date, and both are ordered during design rather than after demolition.

  • What investment range does a primary bath usually land in?

Most primary baths land in our first two bands. We publish all four ranges, with what each one typically includes and who we are not the right firm for, on The Right Fit — the ranges are there rather than here because a number without those four blocks around it is worse than no number.

  • Can the shower be curbless?

Usually, and it is worth asking early rather than late. A curbless shower needs the slope built into the floor structure, which means we have to know before the framing is closed up. On a slab it is a different conversation from a house over a crawl space, and Discovery is where that gets settled.

  • What does the five-year workmanship warranty cover on a bath?

Our workmanship, including the waterproofing assembly and the tile setting. Fixtures, glass and surfaces carry their own manufacturer warranties. The scope, the exclusions and the term are printed in your contract and we will email a copy any time you ask.
