Aging-in-Place Modifications in Alpharetta, GA

Designing a house someone can stay in is a design problem, not a medical one, and it is done best years before it is needed. Curbless showers, wider doorways, blocking in the walls for grab bars that are not there yet, and lighting for older eyes — all of it can look like nothing but good design, and it should.

What a project like this includes

  • A walk of the whole house looking at thresholds, widths, heights and light, not just the bathroom
  • Curbless showers with the slope built into the floor structure
  • Doorway widening where the structure allows, with the trim detailed so it does not read as a modification
  • Solid blocking in the walls for grab bars that may not be installed for a decade
  • Lighting levels and color temperature chosen for older eyes, with switching that makes sense at night
  • Lever hardware, comfort-height fixtures, and reachable storage specified as ordinary design decisions
  • Approach and entry work where a step is the actual problem
  • Permit where required, and the five-year workmanship warranty

What this usually involves

We publish four investment ranges and our minimum of $60,000, along with what each range typically includes and who we are honestly not the right firm for. Your own number comes from the Fixed-Price Proposal in phase four, once the drawings exist.

If the house is an older one

Federal lead-paint rules govern any work that disturbs painted surfaces in older homes: containment, specific cleaning at the end of each day, and verification before the containment comes down. It is time and money, it is in the fixed-price proposal rather than in a change order in week three, and window replacement is covered however small the area is.

Questions about aging-in-place modifications

  • How long does this work take?

    It depends entirely on how much of it there is. A single curbless bath is eight to twelve weeks of construction after six to ten weeks of design; a main-floor plan reworked for long-term use is closer to an addition's timeline.

  • What investment range does aging-in-place work usually land in?

    A single bath sits in our first band; a main floor reconsidered as a whole sits in the third. The full four ranges are on The Right Fit.

  • Does it have to look institutional?

    No, and if it does, somebody has done it badly. A curbless shower is a design choice people make for looks alone. Blocking in a wall is invisible. A wider door reads as generous rather than as accessible. The only element that is genuinely visible is the grab bar, and there are versions of that which are simply good hardware.

  • What does the five-year workmanship warranty cover?

    Our workmanship for five years from substantial completion, including the waterproofing on a curbless shower. Grab bars and hardware carry the manufacturer's warranty and their own load ratings.

  • Is it better to do this before it is needed?

    Much better, and it is the single most useful thing we can tell anybody about this work. Blocking costs almost nothing while a wall is open and is expensive afterwards. A doorway widened during a renovation you were doing anyway is a fraction of a doorway widened on its own, in a hurry, after a fall.
