Taking a whole house through at once is the most disruptive and the most efficient way to renovate: one design, one permit, one mobilization, one mess. It is also the project type where the design-build structure earns the most, because there is no way to phase a whole house cleanly across two companies.

What a project like this includes

  • A complete measured set of the existing house before anything is proposed
  • Plan reconsidered as a whole — circulation, structure, and every load path
  • Mechanical, electrical and plumbing systems assessed and replaced where they are at the end of their life
  • Envelope work where it is warranted: windows, insulation, and the places the house leaks
  • A selections schedule running the length of the design phase, room by room
  • One permit package and one inspection sequence
  • A written construction schedule with the phases you can plan your life around
  • Final clean and the five-year workmanship warranty

What it usually does not

  • Living in the house for most of the schedule — we will be honest with you about that at Discovery
  • Landscape and site work outside the scope in your proposal
  • Furniture, art, and styling
  • Conditions behind finishes that no one could see, which are handled as priced change orders

Anything on this list can be brought into scope. It is here because it is not automatically in it, and knowing that now is worth more than finding out in month three.

We publish four investment ranges and our minimum of $60,000, along with what each range typically includes and who we are honestly not the right firm for. Your own number comes from the Fixed-Price Proposal in phase four, once the drawings exist.

Questions about whole-home renovation

  • How long does a whole-home renovation take?

    Design is typically twelve to sixteen weeks, and construction runs from about six months to nine months or more depending on the size of the house and how much structure moves. You get a written schedule with the proposal, before you sign.

  • What investment range does a whole house land in?

    This is our top band and occasionally the one below it. We publish all four ranges and what each one typically includes on The Right Fit, along with a straight statement of who we are not the right firm for.

  • Can we live in the house during a whole-home renovation?

    Rarely, and we will tell you honestly which one yours is at Discovery rather than at month two. A house with a working kitchen and one intact bath at all times is a different project — and a slower and more expensive one — from an empty house we can work through in sequence.

  • What does the five-year workmanship warranty cover?

    Our workmanship for five years from substantial completion. Manufactured products — appliances, fixtures, windows, flooring — carry their own written manufacturer warranties. The full text is part of your contract and is handed to you at the warranty walk.

  • Does it make sense to phase a whole house?

    Sometimes, and we will draw both versions if you want to see them. Phasing lowers the number in any given year and raises the total, because a mobilization, a permit and a design phase get paid for twice. It is a cash-flow decision, not a construction one.
