A kitchen is the most-used room in the house and the one where a bad layout takes something from you every single day. We start with how you actually cook and who is in the room while you do it, and we design from that outward — which is why our kitchen projects tend to move a wall or two rather than reinstall the same plan in better materials.
What a project like this includes
- Measured drawings and two or three layout options before anything is ordered
- Structural review where a wall is coming out, with a beam and a load path drawn
- Cabinetry — semi-custom or built for the room, and we will tell you which one this room needs
- Plumbing, electrical, and mechanical relocation to suit the new plan
- Every selection scheduled and locked with our Selections Coordinator during design
- Permit drawings and the permit itself, filed with whoever has jurisdiction over your address
- Appliance rough-in coordinated to the exact models you chose, not to a generic opening
- Final clean and the five-year workmanship warranty
What it usually does not
- The appliances themselves above the allowance in your proposal
- Furniture, window treatments, and styling
- Anything behind a wall we have not opened — that is handled as a change order, priced and signed before the work
- Refinishing floors outside the kitchen footprint unless it is in the scope

We publish four investment ranges and our minimum of $60,000, along with what each range typically includes and who we are honestly not the right firm for. Your own number comes from the Fixed-Price Proposal in phase four, once the drawings exist.

Questions about kitchens
How long does a kitchen take?
Design runs eight to fourteen weeks depending on how much the layout moves. Construction is typically ten to sixteen weeks for a kitchen with layout changes, and less for one that stays inside its existing walls. You get a written schedule with the Fixed-Price Proposal, before you sign anything.
What investment range does a kitchen usually land in?
Kitchens are the most common project in our two middle bands. Rather than put a number here with no context attached, we publish all four ranges — what each one typically includes, what it covers, and who we are honestly not the right firm for — on The Right Fit.
Can we keep using the kitchen during the work?
No. A kitchen down to the studs has no water, no power at the counters, and no appliances for most of the schedule. We set up a temporary kitchen somewhere sensible on day one — a sink, a refrigerator, a microwave and a work surface — and we plan the demolition around where that lands.
What does the five-year workmanship warranty cover on a kitchen?
Our workmanship: framing, drywall, tile setting, cabinetry installation, trim, paint adhesion, and the installation of the fixtures and appliances we put in. The appliances and the cabinetry finishes carry their own manufacturer warranties. The full written terms are part of your contract.
Should we do the kitchen on its own or as part of something larger?
If the walls around the kitchen are also wrong, doing them together is one design, one permit and one mobilization instead of two. If the rest of the plan works, a kitchen on its own is a clean project and we do plenty of them.
