Demolition day looks different when the house predates 1978
Forty-four percent of Dunwoody's housing was built before 1980 and the 1970s is its single largest decade — the only town on our list where that is true. In practice that means a substantial share of the kitchens we open here are in pre-1978 houses, and the federal lead-paint rules govern how the work is carried out: containment of the work area, specific cleaning at the end of each day, and verification before the containment comes down. A kitchen is one of the worst rooms for this, because taking out upper cabinets, a soffit and a window casing disturbs a lot of painted surface at once, and window replacement is covered regardless of how small the area is. None of it stops the project. All of it is time and money, and it is in the fixed-price proposal rather than in a change order in week three. The other 1970s inheritance is the soffit itself — dropped ceilings hiding duct runs that have to be relocated before a full-height cabinet can go anywhere near the wall.

The same caveat everywhere: cabinetry sets the end date
Whatever town the house is in, custom and semi-custom cabinetry runs eight to fourteen weeks from approved drawings, and it is almost always the longest lead time in a kitchen. That is why we order it during the design phase rather than after demolition, and it is why a kitchen that starts with a signed design agreement in January is not a kitchen that finishes in March. Any firm telling you otherwise is either not designing or not busy.

How long does a kitchen take?
Design runs eight to fourteen weeks depending on how much the layout moves. Construction is typically ten to sixteen weeks for a kitchen with layout changes, and less for one that stays inside its existing walls. You get a written schedule with the Fixed-Price Proposal, before you sign anything.
What investment range does a kitchen usually land in?

Can we keep using the kitchen during the work?
No. A kitchen down to the studs has no water, no power at the counters, and no appliances for most of the schedule. We set up a temporary kitchen somewhere sensible on day one — a sink, a refrigerator, a microwave and a work surface — and we plan the demolition around where that lands.
What does the five-year workmanship warranty cover on a kitchen?
Our workmanship: framing, drywall, tile setting, cabinetry installation, trim, paint adhesion, and the installation of the fixtures and appliances we put in. The appliances and the cabinetry finishes carry their own manufacturer warranties. The full written terms are part of your contract.
Should we do the kitchen on its own or as part of something larger?
If the walls around the kitchen are also wrong, doing them together is one design, one permit and one mobilization instead of two. If the rest of the plan works, a kitchen on its own is a clean project and we do plenty of them.
