Kitchen Remodeling in Roswell, GA

Most Roswell kitchens are 1980s kitchens, and most of them are at the back of the house behind a wall that is holding something up. The design question here is almost always structural before it is aesthetic.

Inside the overlay, a window is a different project from a kitchen

A kitchen that stays behind its own exterior walls in Roswell's historic overlay is usually invisible to the review process — the Certificate of Appropriateness attaches to a material change in appearance, and the code excludes ordinary work with no such change. Put a new window over the sink on a street-facing elevation and the same project changes category: it becomes an exterior alteration, it is not on the short administrative list at UDC § 13.7.4, and it goes to the Historic Preservation Commission with a forty-five-day clock attached. There is also a staff orientation to complete before the application is accepted. Outside the overlay, which is most of Roswell, none of that applies and the governing fact is a different one: this city has the tightest single-decade housing concentration in north Fulton, with a third of everything built in the 1980s, which means the kitchen we are usually opening is a closed 1980s plan with a load-bearing wall between it and the room everybody actually sits in.

The same caveat everywhere: cabinetry sets the end date

Whatever town the house is in, custom and semi-custom cabinetry runs eight to fourteen weeks from approved drawings, and it is almost always the longest lead time in a kitchen. That is why we order it during the design phase rather than after demolition, and it is why a kitchen that starts with a signed design agreement in January is not a kitchen that finishes in March. Any firm telling you otherwise is either not designing or not busy.
